Ranjit Rai, Raicon’s president and CEO, says he didn’t want to replicate a typical roofline for Veza, the company’s 39-townhome project in South Surrey. Instead, Barnett Dembek Architects designed a striking sloped roof to create a distinctive look for the development as well as add extra height to the primary and second bedroom on the upper level.

The roofline feature is repeated at ground level to add symmetry and create a dramatic entryway that also showcases the wood soffits located above the front door.

Rai says he chose the two-acre site at 16589 25th Avenue, South Surrey, for its convenient location.

“

There are many amenities in the neighbourhood; it’s close to shops [Morgan Crossing, Southpoint Exchange and Grandview Corners], the new Orchard Grove Park and is in the catchment area for great schools."

While there have been many local buyers, Rai says he is surprised at the number of out-of-province purchasers.

“Along with the buyers from the Lower Mainland, we have buyers from Ontario and interest from buyers across the country,” he adds.

The townhomes at Veza appeal to young families moving up from a condo and needing more space, and also to empty nesters who find them attractive because they fit the “lock and go” lifestyle for people who want to travel extensively or spend winters in a warmer climate, he says.

Jas Rai, interior designer for Raicon, says she was inspired by the project’s location and architecture as well as potential buyers looking for homes with a young, fresh and vibrant ambience when she designed the interiors of the three-bedroom and flex space townhomes that range in size from 1,650 to 1,736 square feet.

“I wanted the homes at Veza to be something different.” she says.

Rai created two colour palettes: Slate, more inclined to a modern, fresh look with contrasting light floors and darker flat-panel lower cabinetry in the kitchen; and Walnut, slightly more traditional with medium tone-on-tone lower cabinets and floor and white upper cabinets in the kitchen.

“

Both palettes are clean and sophisticated but still neutral, so homeowners can decorate in any colour or style they want to.”

In the show home (Slate palette), light laminate flooring and Benjamin Moore’s Intense White paint – that despite its name leans to the greyscale and looks very light in the daytime and takes on a warmer hue in the evenings – underpin the colour scheme on the open-plan main level. Large windows in the living room, the window above the Blanco double sink in the kitchen, plus the light filtering into the space through the glass panel French door that connects the kitchen to an outdoor patio make this level feel bright and spacious.

The repetition of the same quartz for the countertop, backsplash and island with waterfall edge presents a cohesive look. The soft grey upper cabinets contrast with the darker wood-look lower cabinets and kitchen island that anchor the space, while the light flooring is a nod to a slight Scandinavian influence, says Rai.

High-tech Samsung appliances ensure the homes meet the needs of tech-savvy homeowners. A touchscreen Samsung Family Hub refrigerator lets you see what’s in the fridge without opening the door. You can also stream your favourite music, check who’s at the front door, monitor the baby’s room or mirror TV shows and movies if you want to catch up with the latest screenings while prepping a meal.

The barn door (one of two in the home) on the walk-in pantry adds a vintage detail in the otherwise modern design.

“The barn door feels a bit retrospective, but it’s also practical. A swing door would take up space whether it swung open into the kitchen or into the pantry – this was a practical solution that also looks good,” she says.

Also, just off the kitchen is one of Rai’s favourite features in the home; a small den with a built-in L-shaped floating shelf to create a desk. It’s a great space for kids doing homework, a quiet place to take a phone call away from a busy household, or a convenient spot to look up a recipe for dinner.

“This flex space really resonates with families. My kids sat at the kitchen island to do their homework, but I found they were easily distracted. If they are in the den, they can focus but still be close to parents who may be busy in the kitchen,” she says.

The other flex space, on the ground floor, potentially has a range of uses, from a kids’ playroom to extra storage or a workplace. Post pandemic, many people may continue to work from home for a few days a week, and this would be a great place to set up a home office.

In the main ensuite bathroom, a double vanity, Italian porcelain tiles with a very subtle marble influence and a glass-enclosed shower with an adjustable height showerhead give the space a spa-like appeal, while thoughtful extras such as a full-length mirror on the inside of the bathroom door are evidence of prioritizing practical design throughout the home.

All homes have double garages, a tankless water heater and are pre-wired for a security system, air conditioning and an electric vehicle charger.
